Why asbestos needs checking in Caterham properties
Caterham’s Victorian homes, inter-war semis and post-war developments have a varied asbestos profile. The highest risks arise when existing garages, roof spaces, boiler rooms and internal finishes are cut into during planned refurbishment. A survey provides the evidence needed to make an informed decision before work starts — whether you are remodelling a CR3 home, converting a loft, or replacing an older garage roof.
Before 2000
Properties built or refurbished before 2000 may contain asbestos.
5 common ACMs
Roofs, coatings, boards, floors and pipework all need different controls.
CAR 2012
The legal framework governing asbestos management and work controls.
Five asbestos materials commonly identified in CR3
The material and its condition determine the correct next step. A competent survey distinguishes between materials that can be managed safely and those requiring controlled removal.
Asbestos cement
Often found in garages, lean-tos, sheds and corrugated cement roofs.
Cement products are often lower-risk when intact, but drilling, breaking, weathering damage or removal can release fibres.
Textured coatings
Often found in textured ceilings and walls in pre-2000 rooms.
The material cannot be confirmed safely by appearance alone; sampling should happen before scraping, sanding or removal.
Asbestos insulating board
Often found in soffits, partition boards and service-area linings.
AIB can release fibres more readily when cut, drilled, broken or disturbed during refurbishment.
Vinyl floor tiles and adhesive
Often found in floor tiles and adhesive under newer finishes.
Tiles and adhesive can be concealed beneath newer coverings, so uplift work should be planned around a suitable survey.
Pipe lagging
Often found in legacy boilers, heating pipework and insulation.
Lagging is generally higher-risk where damaged or degraded and must be assessed before work on the system begins.
When to arrange an asbestos survey in Caterham
Before refurbishment
A refurbishment survey identifies asbestos where planned work will disturb the building fabric.
Before a property purchase
A pre-purchase survey helps establish asbestos risk before contracts are exchanged.
When a material is damaged
Avoid disturbing cracked, frayed or weathered suspect material; arrange an assessment first.
Before garage or roof work
Cement sheets and related materials should be identified before re-roofing or demolition.
Before contractors arrive
Survey information gives tradespeople the evidence they need to work safely around known ACMs.
When a previous survey is outdated
Re-inspection helps keep an asbestos register accurate as materials age or conditions change.

Caterham is a Surrey town in the CR3 postcode area, situated on the North Downs escarpment south of Croydon. Its housing stock spans Victorian and Edwardian properties in Caterham-on-the-Hill through to post-war estates in Caterham Valley. Properties of this age are very likely to contain asbestos-containing materials (ACMs). The most common materials we encounter in Caterham include asbestos cement garage roofs, shed panels, artex textured ceilings, vinyl floor tiles, and asbestos insulation board (AIB) around boilers and in airing cupboards.
Caterham has a significant number of post-war properties built between 1945 and 1975, when asbestos was widely used in construction. Garages, outbuildings, and flat-roofed extensions from this period frequently contain asbestos cement sheeting. The area's older Victorian and Edwardian properties may also contain asbestos pipe lagging and asbestos insulation board in service areas.
Under the Control of Asbestos Regulations 2012, the removal of most asbestos-containing materials requires an licensed contractor. Our trained team works to the Control of Asbestos Regulations 2012, and independent air clearance is arranged wherever the work requires it.
