What happens when the wrong contractor is used
Unlicensed removal of notifiable asbestos carries an unlimited fine and up to two years' imprisonment under Regulation 8 of the Control of Asbestos Regulations 2012. You Cannot Tell by Looking. That Is the Problem.
Asbestos-containing materials (ACMs) were used in an estimated 3,000 different building products across the UK. Any property built or refurbished before 2000 may contain them. Chrysotile, amosite, and crocidolite fibres are invisible to the naked eye — and a material that looks like ordinary cement or textured ceiling paint can be the most hazardous type. The only way to know what you are dealing with is a professional survey followed by UKAS-accredited laboratory analysis.
Which survey do you need?
Identifies ACMs that could be disturbed during normal occupancy. Required under Regulation 4 of CAR 2012 for non-domestic premises. The output is a written asbestos register and a risk-rated management plan.
A more intrusive survey that locates all ACMs in the areas to be disturbed. Mandatory before any work that will penetrate or disturb the building fabric. Skipping this step puts contractors and residents at risk.
The most comprehensive survey type. Covers the entire structure, including areas that are normally inaccessible. Required before any demolition work under HSG264 guidance.
Not a legal requirement, but one of the most cost-effective surveys you can commission. Discovering ACMs after exchange of contracts shifts the full remediation cost to the buyer.

What happens after the survey?
You receive a written asbestos register with the location, type, and condition of every ACM found.
Each ACM is risk-rated. Low-risk materials in good condition are often best left undisturbed and monitored.
