What is the difference between a management survey and a demolition survey?
A management survey is a standard, non-intrusive survey for occupied buildings. It locates reasonably accessible ACMs and assesses their condition. A demolition or refurbishment survey is more intrusive — it is required before any refurbishment or demolition work and must locate all ACMs in the areas to be disturbed, including those in inaccessible locations such as floor voids and ceiling spaces.
Is an asbestos survey a legal requirement?
For non-domestic premises, duty holders have a legal obligation under Regulation 4 of the Control of Asbestos Regulations 2012 to manage asbestos, which typically requires a management survey. A refurbishment or demolition survey is legally required before any work that could disturb asbestos. For domestic properties, surveys are not legally required but are strongly recommended before purchase or renovation.
How long does an asbestos survey take?
A management survey for a typical commercial property takes two to four hours. A refurbishment or demolition survey may take longer depending on the size and complexity of the building. We provide a written report, usually within five working days of the survey.
Do I need air testing after asbestos removal?
Yes. After licensed asbestos removal, a four-stage clearance procedure is required, which includes a final air test using UKAS-accredited methods. The enclosure cannot be handed back until the air test confirms fibre concentrations are below the clearance indicator level.
