Why It Matters

The Risk You Can't See

Asbestos-containing materials degrade over time due to weathering, impact, and vibration. That degradation releases microscopic fibres into the air — invisible, odourless, and capable of remaining suspended for hours. Every time someone walks past a damaged asbestos ceiling tile, drills into an asbestos partition wall, or sweeps up dust from a crumbling garage roof, they risk inhaling fibres that lodge permanently in lung tissue.

The diseases that follow — mesothelioma, asbestosis, and asbestos-related lung cancer — have latency periods of 20 to 50 years. There are no symptoms until the damage is irreversible. For property owners, that means the risk is invisible and the consequences are delayed, which makes it easy to underestimate. The HSE estimates 5,000 workers die each year from asbestos-related diseases — more than from any other single work-related cause.

Under the Control of Asbestos Regulations 2012 (CAR 2012), Regulation 4 places a legal duty on the owners and managers of non-domestic premises to identify ACMs, assess their condition, and produce a written management plan. Regulation 11 requires that all licensed removal work is notified to the HSE at least 14 days in advance. Failure to comply carries unlimited fines and, where serious exposure results, criminal prosecution.

How It Works

How Asbestos Fibres Are Released and Why the Risk Persists

Asbestos is a group of naturally occurring fibrous silicate minerals. The three types most commonly encountered in UK buildings are chrysotile (white), amosite (brown), and crocidolite (blue). All three become hazardous when the material containing them is disturbed or degrades, releasing microscopic fibrils that can be inhaled deep into the lungs. Once there, the body cannot expel them. Over decades, the persistent irritation causes cellular damage that progresses to disease.

The risk of fibre release depends on the material's friability — its tendency to crumble under pressure. Sprayed asbestos coatings and pipe lagging are highly friable: a light brush can release fibres at concentrations that exceed the HSE workplace exposure limit of 0.1 fibres per cubic centimetre (EH40 WEL) within seconds. Asbestos cement is less friable but still releases fibres when cut, drilled, or broken. The condition of the material matters as much as the type.

Safe removal requires negative pressure enclosures, wetting agents to bind fibres during removal, and HEPA-filtered extraction throughout. On completion of licensed work, a four-stage clearance procedure — including independent air testing — confirms that fibre concentrations are below the HSE clearance level of 0.01 fibres per millilitre before the enclosure is dismantled. This is not optional: it is a legal requirement under CAR 2012 Regulation 22.

The HSE estimates 5,000 workers die each year from asbestos-related diseases — more than from any other single work-related cause. Asbestos remains the single largest cause of work-related death in the UK.

Timing

When You Need to Act

Visible damage or disturbance to known or suspected ACMs

Act Now

Delay allows continued fibre release. Wider contamination increases the scope and cost of remediation. Occupants and workers face ongoing exposure every day the material remains disturbed.

Planning renovations or demolition of a property built before 2000

This Week

Under CAR 2012, a refurbishment or demolition survey is legally required before any works that disturb the building fabric. Starting without one exposes you to enforcement action, project shutdown, and emergency remediation costs.

Property transaction where asbestos presence is unknown

This Month

Undisclosed asbestos discovered after completion gives the buyer grounds to seek remediation costs from the seller. A pre-purchase survey protects your position in any transaction.

Routine maintenance reveals deteriorating ACMs

Plan Ahead

Deteriorating materials become more friable over time, increasing future removal complexity and cost. Planned removal is three to five times cheaper than emergency removal after an incident.

The Most Expensive Mistake We See

The single most expensive mistake property owners make is attempting DIY removal or hiring unqualified contractors. Improper containment spreads fibres beyond the immediate work area, turning a localised job into a full decontamination programme. The remediation cost for a contaminated property can reach tens of thousands of pounds — far more than the original licensed removal would have cost.

Our Approach

Removal Without Surprises

Every job starts with a site survey and a written quote. We tell you exactly what we will remove, how we will remove it, and what paperwork you will receive. No upselling on site, no vague estimates, no surprises on the invoice. The price we quote is the price you pay.

FAQs

Common Questions

Do I need a licensed contractor to remove asbestos?

It depends on the type and condition of the asbestos. Certain types — including sprayed coatings, lagging, and some insulation boards — require a licensed contractor by law. For other materials, a licensed contractor is strongly recommended even where not legally required.

How long does asbestos removal take?

A typical domestic job such as a garage roof or shed takes one day. Larger commercial projects may take several days. We will give you a realistic timeframe when we survey the site.

Will I receive paperwork after the removal?

Yes. You will receive a consignment note confirming the waste has been disposed of at a licensed facility. This is your legal proof of compliant disposal.

Is asbestos removal covered by home insurance?

Some policies include asbestos removal, particularly where it is incidental to other covered work. Check your policy documents or contact your insurer before booking.
