Five Floor ACM Types We Remove

Vinyl Asbestos Tiles (VAT)
The most prevalent floor ACM in pre-1985 domestic properties. Typically 9×9 or 12×12 inch squares in cream, beige, or terracotta. Chrysotile content ranges from 10–35%. Bitumen Adhesive (Black Mastic)
The black or dark-brown adhesive used to bond floor tiles to the subfloor frequently contains chrysotile at concentrations of 5–15%. Even where tiles have already been removed by a previous occupant, residual adhesive must be treated as asbestos-containing until laboratory testing confirms otherwise. Scraping or grinding this adhesive without controls is a CAR 2012 offence.
Thermoplastic Tiles
Harder and more brittle than VAT, commonly found in commercial kitchens, schools, and industrial buildings. Asbestos Sheet Flooring (Cushion Floor)
Flexible sheet flooring manufactured before 1985 may contain asbestos in the backing layer, even where the surface layer appears modern. This is frequently discovered beneath newer flooring during kitchen or bathroom strip-outs. The backing layer is often more friable than tile ACMs and requires additional care during removal.
Asbestos Floor Screed
Less common but present in some commercial and industrial properties built before 1980. Asbestos fibres were added to floor screed compounds to improve durability. The tiles themselves are typically 9×9 inch or 12×12 inch squares in muted colours — cream, grey, brown, or terracotta. How We Remove Asbestos Floor Tiles
Survey & Sampling
Before any removal works begin, we take a small sample of the suspect tiles and adhesive and send it to a UKAS-accredited laboratory. Results are typically returned within 24–48 hours, confirming the asbestos type and concentration. This step is essential for compliance and for planning the correct removal method.
Area Preparation & Containment
The work area is isolated using polythene sheeting to prevent fibre spread to adjacent rooms. Ventilation openings are sealed. Operatives wear appropriate respiratory protective equipment (RPE) and disposable coveralls throughout the works.
Controlled Tile Removal
Tiles are removed using wet methods — water is applied to suppress fibre release during cutting and lifting. Where possible, tiles are removed whole to minimise breakage. Cracked or friable tiles are treated with additional care. The bitumen adhesive is also removed or encapsulated as required.
