Where Sprayed Asbestos Is Found
Sprayed asbestos coatings were applied to a wide range of substrates in post-war UK buildings. All spray coating applications are classified as extreme or very high risk — the fibres are loosely bound and can be released by minor disturbance. A UKAS-accredited laboratory analysis is required to confirm the asbestos type and concentration before removal begins.
Structural Steelwork Coatings
Extreme RiskSprayed asbestos was applied to structural steel beams, columns, and trusses as fire protection in commercial and industrial buildings from the 1940s to the early 1970s. The coating is typically a grey or brown textured slurry containing 55–85% amosite or crocidolite. It is highly friable — even minor vibration or air movement can release fibres. This is the highest-risk ACM type encountered in UK buildings.

When Spray Coating Removal Is Required
Commercial Refurbishment
Any refurbishment project in a pre-1980 commercial building that involves exposing structural steelwork, removing suspended ceilings, or accessing service ducts must be preceded by a refurbishment survey. Sprayed asbestos on structural steel is frequently concealed behind suspended ceilings and is only discovered when the ceiling is removed — at which point the building must be evacuated and a licensed contractor engaged.
Schools & Education Buildings
Post-war school buildings — particularly those built using CLASP, SCOLA, or other prefabricated systems — frequently contain sprayed asbestos on structural steelwork. The DfE's own data indicates that approximately 75% of UK schools contain asbestos, and spray coatings are among the most hazardous materials found. Any refurbishment or maintenance project must include a survey before works begin.
Healthcare & Public Buildings
Hospitals, health centres, and public buildings built between 1945 and 1975 commonly contain sprayed asbestos on structural steelwork and concrete soffits. Pre-Demolition
A demolition survey is legally required before any demolition or major structural alteration of a pre-2000 building. Sprayed asbestos on structural steelwork must be fully removed before demolition begins — it cannot be demolished in situ. Failure to do so is a criminal offence under CAR 2012 and the Environmental Protection Act 1990.
How We Remove Sprayed Asbestos Coatings
Refurbishment or Demolition Survey
A UKAS-accredited asbestos surveyor inspects the building and confirms the presence, extent, and condition of the spray coating. Samples are taken and analysed by a UKAS-accredited laboratory to determine the asbestos type and concentration. A risk assessment and method statement (RAMS) are prepared before any removal work begins.
HSE Notification (14-Day Advance)
For all licensed asbestos removal, the relevant authority must be notified at least 14 days before work begins using the ASB5 notification form. We handle this notification on your behalf as part of the project management process. Workers must hold a current medical and be enrolled in a health surveillance programme.
Full Enclosure & Negative Pressure
A fully enclosed controlled area is constructed around the spray coating using polythene sheeting and airlocks. Negative pressure units (NPUs) maintain a lower air pressure inside the enclosure than outside — preventing any fibre migration to adjacent areas. Decontamination facilities are set up at the enclosure entrance.
Wet Removal & Shadow Vacuuming
The spray coating is wetted thoroughly with a fine mist of water to suppress fibre release, then carefully removed using specialist tools. Shadow vacuuming with a Type H HEPA-filtered vacuum unit follows each section of removal to capture any fibres released during the process. The controlled area is maintained under negative pressure throughout.
Decontamination & Waste Disposal
All asbestos waste is double-bagged in UN-approved asbestos waste bags, labelled, and removed from the site in a sealed, labelled vehicle. Waste is disposed of at a licensed hazardous waste landfill site. Hazardous Waste Consignment Notes are provided as part of the project documentation.
Four-Stage Clearance
On completion of removal and decontamination, an independent UKAS-accredited analyst conducts the four-stage clearance procedure: thorough visual inspection, background air test, clearance air test, and final visual inspection. The clearance criterion for licensed asbestos removal is 0.01 fibres per cubic centimetre (f/cm³). A clearance certificate is issued on successful completion.
The Legal Position on Spray Coating Removal
Sprayed asbestos coatings are classified as a licensable material under Schedule 2 of the Control of Asbestos Regulations 2012 (CAR 2012). This means they can only be removed by a contractor holding a current HSE asbestos licence. The HSE must be notified at least 14 days before work begins using the ASB5 form. Workers must hold a current medical and be enrolled in a health surveillance programme.
Sprayed asbestos is always licensed work — there are no circumstances in which it can be removed under a notifiable non-licensed work (NNLW) arrangement. The use of sprayed asbestos was prohibited in the UK in 1986 under the Asbestos (Prohibitions) Regulations. Any building constructed before 1986 that has not been fully surveyed and cleared may contain spray coatings.
Following removal, the four-stage clearance procedure must be completed by an independent UKAS-accredited analyst before the controlled area can be dismantled and the space reoccupied. The clearance criterion for licensed asbestos removal is 0.01 fibres per cubic centimetre (f/cm³).
Spray Coating Removal vs Encapsulation
In very limited circumstances, asbestos encapsulation may be considered as a temporary management measure for spray coatings in good condition and in undisturbed locations. However, encapsulation is not appropriate where the coating is deteriorating, flaking, or in a location where it is regularly disturbed. For most commercial refurbishment, demolition, and maintenance projects, removal is the only legally and practically viable option.
