Why Asbestos Decontamination Is a Legal Requirement

Under the Control of Asbestos Regulations 2012 (CAR 2012), any area where licensed asbestos removal has taken place must be thoroughly decontaminated before it can be re-occupied. This is not optional — it is a statutory requirement, and the area must pass a UKAS-accredited 4-stage clearance air test before the enclosure can be dismantled.

Decontamination is also required following accidental disturbance of asbestos-containing materials — for example, when a contractor drills through an asbestos ceiling tile or a roofer breaks an asbestos cement sheet. In these situations, prompt professional decontamination is essential to protect the health of building occupants and to comply with the duty of care under the Health and Safety at Work Act 1974.

Environmental cleaning may also be required in buildings where asbestos-containing materials have deteriorated over time — particularly in loft spaces, roof voids, and plant rooms — where fibres may have settled on surfaces over many years. Critical Safety Warning

Never attempt to clean up after asbestos disturbance using a domestic vacuum cleaner. Standard vacuums do not have HEPA filtration and will exhaust asbestos fibres back into the air, dramatically increasing fibre concentrations and the risk of inhalation. Only H-class HEPA-filtered equipment should be used.

The Process

How We Decontaminate Asbestos-Affected Areas

Initial Assessment

We assess the extent of contamination, identify all affected surfaces and materials, and agree a method statement with you before any works begin. For emergency call-outs following accidental disturbance, we can typically attend within 24 hours.

Area Isolation

The contaminated area is isolated using polythene sheeting and negative pressure units where required. This prevents fibre migration to adjacent areas during the decontamination process.

HEPA Vacuum Decontamination

All surfaces — floors, walls, ceilings, fixtures, and fittings — are systematically vacuumed using H-class HEPA-filtered vacuum equipment. HEPA filtration captures 99.97% of particles down to 0.3 microns, including asbestos fibres.

Wet-Wipe Cleaning

Following HEPA vacuuming, all surfaces are wet-wiped using damp cloths to remove any residual fibre contamination. Wet methods are used throughout to suppress fibre re-suspension. All contaminated materials are double-bagged and disposed of as asbestos waste.

Air Clearance Testing & Certification

On completion of decontamination, a UKAS-accredited analyst conducts the 4-stage clearance air test. If fibre concentrations are below 0.01 f/ml, a clearance certificate is issued confirming the area is safe for re-occupation. Results are typically available within 24 hours.
