Epsom and Ewell have a high proportion of detached and semi-detached properties with single garages built between the 1950s and 1970s. The vast majority of these garages were roofed with corrugated asbestos cement sheets — the cheapest and most widely available roofing material of the era. Fifty years on, these sheets are weathering, cracking, and in many cases approaching the end of their serviceable life.

Asbestos cement in good condition is relatively low risk — the fibres are bound within the cement matrix and are not easily released. However, weathered, cracked, or moss-covered sheets present a higher risk of fibre release, and any attempt to remove them without wetting, proper PPE, and licensed disposal is a breach of the Control of Asbestos Regulations 2012.

Why You Should Not Remove Asbestos Cement Yourself

Condition Assessment & Project Scoping

The homeowner in Epsom had noticed cracking and moss growth on their garage roof and contacted us for an assessment. Our surveyor attended site and confirmed the roof was constructed from corrugated asbestos cement sheets — a common material in garages built between the 1950s and 1970s across the Epsom and Ewell area. The sheets were in a deteriorating condition with surface weathering and minor fractures, indicating an elevated risk of fibre release. A same-week removal was recommended.

Preparation & Wetting

On the day of removal, the garage and surrounding area were prepared before any disturbance of the asbestos cement. A fine water mist was applied to the full surface of the roof to suppress any fibre release during removal. The surrounding ground was covered with polythene sheeting to catch any debris. All operatives were in full PPE — disposable coveralls, half-face respirators with P3 filters, and nitrile gloves.

Manual Sheet Removal

The asbestos cement sheets were removed manually, working from the ridge down to the eaves. Each sheet was carefully lifted clear of the purlins and lowered to ground level — no breaking, cutting, or power tools were used. The sheets were kept wet throughout the removal process. All fixings were removed and collected separately.

Waste Packaging & Disposal

Each asbestos cement sheet was double-wrapped in heavy-duty polythene sheeting and sealed with duct tape before being loaded onto our licensed waste vehicle. All waste was labelled with the required asbestos waste hazard labels. A consignment note was completed for the full load and the waste was transported directly to a licensed asbestos waste disposal facility.

New Corrugated Metal Roof Installation

Following removal and decontamination of the garage structure, a new corrugated metal roof was installed on the same day. The new roof was fixed to the existing timber purlins using stainless steel fixings with EPDM washers. New black UPVC guttering and a downpipe were fitted to complete the installation. The garage was watertight and fully functional by the end of the working day.

Documentation

Waste transfer notes confirming legal disposal at a licensed facility, a completion letter confirming the removal had been carried out in accordance with CAR 2012, and a photographic record of the completed installation were provided to the homeowner on the same day. The documentation is suitable for retention with the property deeds and for disclosure on future property sales.
