Project Overview

Removing Asbestos Before the For Sale Board Goes Up

Pre-sale asbestos removal is one of the most common domestic jobs we carry out across Kent and the South East. Estate agents are increasingly advising vendors to address asbestos outbuildings before listing — particularly in the £400,000–£700,000 price bracket, where buyers are more likely to commission a full building survey and where surveyors routinely flag asbestos cement structures in their reports.

The cost of pre-sale removal is typically recovered in the sale price, and it removes a common negotiation point that can delay exchange. In this Dartford case, the homeowner's estate agent had seen two previous sales in the street delayed by asbestos-related buyer concerns and recommended removal as a straightforward precaution.

The property was listed within 48 hours of the removal. It sold at the asking price within three weeks.

What Conveyancing Solicitors Are Now Asking For

Conveyancing solicitors are increasingly requesting asbestos removal documentation as part of the pre-exchange enquiries process. A consignment note and clearance certificate from a licensed contractor provides the buyer's solicitor with the evidence they need to confirm the property is free of the identified ACMs. Without this documentation, buyers may request a price reduction or make removal a condition of exchange — both of which delay completion.

Project Timeline

How the Removal Was Carried Out

01

Pre-Sale Inspection & Client Brief

The homeowner in Dartford was preparing a 1950s semi-detached property for sale. The estate agent had flagged the large asbestos cement garden shed and attached lean-to as a likely buyer concern — in their experience, buyers were increasingly requesting asbestos removal as a condition of purchase, particularly for properties in the £400,000–£600,000 bracket in Kent. The homeowner decided to remove both structures before listing to avoid any price negotiation or delayed exchange. Our surveyor attended to confirm the ACM types and assess the scope of works.

02

Shed & Lean-To Dismantling

The shed was a large single-skin asbestos cement structure with a corrugated roof, approximately 3m × 4m. The lean-to was attached to the rear garden wall and had a single-pitch asbestos cement roof. Both structures were dismantled panel by panel, starting from the roof and working down. All panels were wetted before any fixings were disturbed. The lean-to roof was removed first as it was in poorer condition — several sheets had surface crazing indicating weathering, which increases the risk of fibre release on disturbance.

03

Waste Packaging & Site Clearance

Each panel was double-wrapped in UN-approved polythene and sealed with asbestos warning tape immediately after removal. The concrete base of the shed was inspected — some homeowners assume the base may also contain asbestos, but in this case it was a standard concrete slab with no ACM content. The site was swept, all debris collected, and the garden left clear. The estate agent had requested the property be ready for photography within 48 hours — we completed the works by 3pm, well within the required timeframe.

04

Documentation & Estate Agent Pack

The homeowner received the full documentation pack on the same day: consignment note, a copy of our licence, and a written clearance certificate. At the homeowner's request, we also prepared a brief summary letter for the estate agent's property file, confirming the scope of works and the date of removal. This type of documentation is increasingly requested by conveyancing solicitors during the sale process and can prevent delays at exchange.
